NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE PRIVATE

Premises: 112 School House Road, Groton, Massachusetts

By virtue and in execution of the Power of Sale contained in a certain mortgage given by Fay E. Mclean to Mortgage Electronic Registration Systems, Inc., as nominee for Consolidated Mortgage Services, Inc., said mortgage dated March 24, 2006, and recorded in the Middlesex County (Southern) Registry of Deeds, in Book 47217 at Page 372 and now held by Santander Bank, N.A. by virtue of an assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Consolidated Mortgage Services, Inc., its successors and assigns to Santander Bank, N.A. dated October 17, 2013 and recorded in Middlesex County (Southern District) Registry of Deeds in Book 62892, Page 480 for breach of the conditions in said mortgage and for the purpose of foreclosing the same, will be sold at Public Auction on February 15, 2023 at 2:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

   The land in Groton on Carkin's Wood Road, bounded and described as follows:

Beginning at a big pine tree at a corner of land of grantee and Bertha Regnia line,

Thence running 145 feet in an easterly direction to an iron stake at land of grantor and land of Groton Water Company; Thence running in a southerly direction by land of Water Company to an iron stake at corner land of Water Company and land of Lester Carkin; a distance of 85 feet;

Thence running in a westerly direction 120 feet to an iron pipe at the corner of land of Lester Carkin and land of grantee;

Thence running in a northerly direction by land of grantee to the point of beginning.

Being the same premises conveyed to Donald T. McLean and Fay E. McLean by deed dated January 6, 1983 and recorded in Book 14906, Page 108. Donald T. McLean now deceased. See death certificate recorded at Book 32530, Page 345.

   The description of the property that appears in the mortgage to be foreclosed shall control in the event of a typographical error in this publication.

   For Mortgagors’ Title see deed dated January 6, 1983, and recorded in Book 14906 at Page 108 with the Middlesex County (Southern District) Registry of Deeds.

   TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.

   FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser.  The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within sixty (60) days after the date of sale.
