By virtue and in execution of the Power of Sale contained in a certain mortgage given by Cynthia L Patterson to Citizens Bank, N.A., and now held by Citizens Bank, N.A., said mortgage dated June 26, 2019 and recorded in the Middlesex County (Southern District) Registry of Deeds in Book 72839, Page 132, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on April 23, 2024 at 11:00 AM Local Time upon the premises, directly in front of the building in which the unit is located, all and singular the premises described in said mortgage, to wit:

The Unit described above in the Groton Residential Gardens Condominium (the "Condominium") created by Master Deed dated January 8,2007, and recorded in the Middlesex South District Registry of Deeds in Book 48802, Page 77 as amended of record (hereinafter "Master Deed"), subject to the provisions of Massachusetts General Laws Chapter 183A, and subject to the provisions of the Declaration of Trust of the GROTON RESIDENTIAL GARDENS TRUST recorded with the Master Deed
The Unit contains the AREA listed above and is laid out as shown on a plan recorded with the Grantor' s deed m Book 44752, Page 135
The UNIT is conveyed together with the PERCENT INTEREST as set forth in the Master Deed in the Common Areas and Facilities of the Condominium. The UNIT is conveyed together with the Exclusive Use Areas designated to said UNIT and subject to any rights of access or egress necessary and incidental to the enjoyment and maintenance of the property
The GRANTEE acquires the UNIT with the benefit of, and subject to, the provisions of Massachusetts General Laws, Chapter 183A, relating to condominiums, as that statute is written as of the date hereof, the Master Deed and Condominium Trust referred to above and any By-Laws and Rules and Regulations from time to time adopted thereunder, and al1 matters of record stated or referred to in the Master Deed as completely as if each were fully set forth herein, and subject to real estate taxes attributable to the UNIT which are not yet due and payable.
The UNIT is created pursuant to Comprehensive Permit Decision of the Town of Groton Zoning Board of Appeals and may be subject to the Regulatory Agreement and Declaration of Restrictive Covenants for Ownership.
The Grantee by acceptance of this deed hereby consents for himself, his heirs, administrators, executors, successors and assigns and all other persons claiming by, through or under him (including the holder of any mortgage or other encumbrance) or any other party whatsoever, to the Declarant's reserved rights under paragraph 17 of the Master Deed and expressly agrees to the said alteration of this unit's appurtenant percentage ownership interest in the Common Areas and Facilities of the condominium when new phase(s) are added to the condominium by amendment to this Master Deed pursuant to paragraph 17 of said Master Deed.

Said Unit will be conveyed together with an undivided percentage interest in the Common Elements of said Condominium appurtenant to said Unit and together with all rights, easements, covenants and agreements as contained and referred to in the Declaration of Condominium, as amended.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
