Proposal for ANR Lot and Pre-submission to DEVELOP 28 ACRES.

Attorney Robert Collins, Engineer Stan Dillis and Groton developer Bob Kiley presented the Planning Board with a pre-submission review for their proposal to develop a 28-acre parcel of land at the intersection of Rte. 40/Lowell Rd. and School House Rd.

Their plan calls for establishing an ANR (Approval Not Required) conventional lot at one end of the property, and 11 acres of land in the back to be donated to the Groton Water Department for protection of the adjacent town wells.

The donated 11 acres would be subject to a Conservation Restriction. This land is part of zone 2 in the Water Resource Protection District and abuts other parcels that have been put together to protect the water supply.

Collins stressed that there is more land than is needed and after the water department gift the remaining land would be sufficient for nine house lots. There would be no access onto Rte. 40 from these parcels.

Collins and his team will return to the Board with a formal plan for the property in the near future.
