Will The Pipeline Devalue My Property?

Dear Editor:

Many people have asked, "Will the gas pipeline, if close enough to my house, devalue my property?" Given our real estate experience, we will attempt to answer that question. There are many types of denumerations. (1) Visual - since the pipeline is buried out of view, this does not apply; (2) Audio - the pipeline itself is fairly quiet. The sub stations may be noisy so audio may apply. (3) Olfactory - The sub stations may emit methane gas, so smell may also apply. Finally, a presumed denumeration - will the pipeline explode? Possibly, but not probably. This is also a fear factor.

Interestingly, National Grid pipelines going into one's home are considered a betterment. They may also explode and blow your house off its foundation. Possible, but not probable. An example of that happened on Willowdale Ave.

Another example of denumerated properties are in the flood plain. Will they flood? Possibly, but not probably.

A fine example of a visual denumeration are high tension lines near one's house. Can they explode? Possibly, but not probably.

A good example of an olfactory denumeration is a farmer's smelly farm. To the farmer, it's wonderful. To the neighbors it's horrible. "Beauty is in the eye of the beholder."

We think the best path is alter the pipeline route to avoid most of Groton!

Sincerely

R.S. Stephens
