PUBLIC HEARING NOTICE

   At their regularly scheduled meeting, the Dunstable Planning Board will hold a Public Hearing on Tuesday, April 21, 2026, at 6:30 p.m. in the Dunstable Town Hall, 511 Main Street, lower level, regarding proposed amendments to the “Town of Dunstable Zoning Bylaws” pursuant to Chapter 40A, Section 5, of the Massachusetts General Laws.  Eight Amendments are proposed:

1) Delete section 6.2.1, Accessory Dwelling Units 

2) Amend to add Section 11.5.1, Accessory Dwelling Units 

3) Amend Section 11.1, Dimensional Requirements

4) Amendment requesting parcel (12-50-0) designation as B-1 Retail

5) Amend Section 29.5.2, Community Housing Administration

6) Amend Section 10, Subsection 10.2, Uses Permitted Subject to Special Permit of the Planning Board

7) Amend Section 9, Subsection 9.3, Uses Permitted by Special Permit of the Planning Board

8) Amend Section 30, Subsection 30.D(4), Eligible Types of Marijuana Establishments and Applicable Zoning Districts

   The numbering sequence of the proposals mentioned above does not necessarily reflect the numbering or sequence in the Warrant of the Annual Town Meeting. 

   Anyone wishing to be heard on these matters should appear at the time and place specified above. PUBLIC MEETING NOTICE

At its regularly scheduled meeting on Monday, April 13, 2026 at 6:30pm at the Town Hall lower level, the Dunstable Conservation Commission will consider a Request for Determination of Applicability (RDA) to install water mains within the public right-of-way in Dunstable along Groton & Kemp Streets to expand the water system service areas to include additional PFAS-impacted properties.  Request submitted by Mark Haddad-Groton Water Dept. and representative Tyler Schmidt of Apex Co., LLC. The Commission will make its determination in accordance with the provisions of the Massachusetts Wetlands Protection Act, M.G.L. c.131 § 40, its associated Regulations (310 CMR 10.00) and the Town of Dunstable General Wetland Bylaw. PUBLIC HEARING NOTICE

   At their regularly scheduled meeting, the Dunstable Conservation Commission will hold a Public Hearing on Monday, March 23, 2026, 6:30PM to consider a Notice of Intent filed by Mark O’Hagan of MCO & Associates, Inc. for property owned by the Town of Dunstable and located at 164 Pleasant Street, Map 12, Block 49 Lot 1.  MCO & Associates, Inc. are proposing the construction of 36 cottage style dwellings with associated access roadways, parking areas, grading and utility construction. Four of the proposed cottages fall within the 100-foot buffer zone of a bordering vegetated wetland. A portion of the project grading alters an area of bordering land subject to flooding. Flood compensatory areas are proposed to mitigate. This is a joint hearing under the requirements of MGL Ch. 131 §40, as amended, and the Dunstable Wetlands Protection Bylaw and Regulations, as amended.  Plans are available at the Commission’s office at Town Hall, 511 Main Street, Dunstable, MA.  For information email: CRock@Dunstable-MA.GOV

Route 113 Complete Streets Redesign

   The Town of Dunstable, acting through its Select Board, is seeking proposals from MassDOT prequalified firms for project development, design, and engineering consulting services for the Route 113 Complete Streets Redesign. 

   Copies of the RFP outlining the requirements for submission is available for download from the Town’s website as of Tuesday, February 23, 2026 at dunstable-ma.gov/town-administrator/pages/invitations-bid-requests-proposals. All questions and requests for additional information shall be directed to Jason Silva, Town Administrator, at jsilva@dunstablema.gov

   All proposals are due to the Town of Dunstable by Tuesday, March 24, 2026 at 1:00 PM and shall be submitted in hard copy with the electronic files.    The Town of Dunstable, acting through its Select Board, is seeking  proposals from qualified individuals and firms for consulting services related to conducting the Town Center Community Path Feasibility Study and Conceptual Design Plan. 

   Copies of the RFP outlining the requirements for submission is available for download from the Town’s website as of January 13, 2026 at dunstable-ma.gov/town-administrator/pages/invitations-bid-requests-proposals.  In accordance with the provisions of the Massachusetts Wetlands Protection Act, M.G.L. c.131 § 40, its associated Regulations (310 CMR 10.00) and the Town of Dunstable General Wetland Bylaw, the Dunstable Conservation Commission will hold a joint public hearing at its regularly scheduled meeting on Monday, December 8, 2025 at 6:50pm in the Town Hall lower level, to consider a Notice of Intent filed by Joshua & Jennifer West for their property located at 951 Main Street, Map 11, Block 40 Lot 0.  The applicants project proposes the replacement of a septic tank and force main within the 100-foot buffer zone and river front. Analysis of the lot reveals some excavation within the limits of the yard area will be necessary to accommodate the construction. No work is proposed within the limits of bordering vegetated wetland (BVW) or 100-year flood plain. There will be no trees removed in the buffer zone/riverfront of the Joint Grass Brook.    In accordance with the provisions of the Massachusetts Wetlands Protection Act, M.G.L. c.131 § 40, its associated Regulations (310 CMR 10.00) and the Town of Dunstable General Wetland Bylaw, the Dunstable Conservation Commission will hold a joint public hearing at its regularly scheduled meeting on Monday, December 8, 2025 at 6:30pm in the Town Hall lower level, to consider a Request for Determination of Applicability (RDA) to replace an existing 18” culvert under the driveway, at the stream crossing, at 417 Main Street.  Request submitted by Dunstable Rural Land Trust of 1070 Main Street, Dunstable, MA 01827.  The RDA is on file in the Commission office at the Town Hall.  Please call 978-649-4514 x230 or email CRock@Dunstable-MA.GOV to review the application.

At their regularly scheduled meeting, the  Dunstable Conservation Commission will hold a Public Hearing on Monday, November 24, 2025, 6:30 pm to consider a Notice of Intent filed by Sharon Demers for property owned by Sharon Demers and located at 157 Off Pond Street, Map 13, Block 55 Lot 0.  Ms. Demers is proposing an after-the-fact Notice of Intent for the construction of a landscape wall, patio, stairs and associated grading within the 100-ft. Buffer Zone of a Bordering Vegetated Wetland. In addition, proposing to replace a shore wall in-kind and plantings. Erosion controls shall be set and maintained for the duration of the project.  This is a joint hearing under the requirements of MGL Ch. 131 §40, as amended, and the Dunstable Wetlands Protection Bylaw and Regulations, as amended.  Plans are available at the Commission’s office at Town Hall, 511 Main Street, Dunstable, MA.  For information email: CRock@Dunstable-MA.GOV
