   In accordance with the provisions of Massachusetts General Laws, Code of The Town of Groton, Chapter 196-8 Unique and Special Circumstances, the Groton Sign Committee will hold a Public Hearing on Monday, March 6, 2023, at 4:00 pm at Town Hall, 173 Main Street, Groton, MA 01450. This meeting will be held to consider the Sign Permit Application submitted by Andrew Scott, for The Groton Grange, 80 Champney Street, Assessors Map 111-4-0. The application includes one hanging sign to be added to the existing sign, to Commemorate 150 years of The Groton Grange. Planning Board – Public Hearing Notice

Proposed Zoning Bylaw Cleanup and Clarification

   In accordance with the provisions of M.G.L. Chapter 40A, §§ 5 and 11, the Groton Planning Board will hold a virtual public hearing via Zoom on Thursday, March 16, 2023, at 7:45 PM, to consider proposed amendments to the Groton Zoning Bylaw, Chapter 218.  The proposed amendments will clarify the provisions in Section 218-9.4 Accessory Apartments, and will update the definition of Accessory Apartment in Section 218-3 Definitions, with respect to the maximum floor area of Accessory Apartments.

Planning Board – Public Hearing Notice

Special Permit – Section 218-8.1F Shared Driveways

   In accordance with the provisions of Chapter 40A, §§ 9 and 11, M. G. L., and the Code of the Town of Groton, Chapter 218, the Groton Planning Board will hold a virtual public hearing via Zoom on Thursday, March 16, 2023, at 7:00 PM to consider the application submitted by Maple Avenue Realty Trust (Robert P. Kiley, Trustee) for approval of a Special Permit under the provisions of Groton Zoning Bylaw Section 218-8.1F Shared Driveways.  The application is for a shared driveway serving three lots as shown on the Hayes Woods Definitive Subdivision Plan pending before the board, prepared by Dillis & Roy Civil Design Group and revised on February 6, 2023.  The project is located east of Pepperell Road on Groton Assessors’ Parcel 104-30 and is part of the Major Residential Development project known as Hayes Woods.

Public Hearing to Help Decide Fate of Prescott House

Groton Historical Commission will have its next regular meeting on Wednesday, March 1 at 7 p.m. in Groton Town Hall. The first topic on the agenda will be Prescott House preservation. Prescott House is located at 170 Old Ayer Road in Groton, and was originally built c. 1791 by Dr. Oliver Prescott, Jr., a prominent physician in Groton at that time. It is now part of a larger property owned by Groton Hill Music Center. The current owners have proposed that the historically significant house be demolished. 

Groton Historical Commission would like to invite the public to join this meeting so the Commission can better understand how townspeople feel about this historic structure as the Commission considers possible options for its preservation.

   Pursuant to the Massachusetts Wetlands Protection Act and the Townsend Wetlands Bylaw, the Townsend Conservation Commission will hold a work session on Wednesday, February 22nd, 2023 during their 7:00 pm meeting. The meeting will be held virtually via Zoom and in person at Town Hall, on a Request for Determination of Applicability (RDA) filed with the Conservation Commission by Gary Shepherd. The project will take place at 3 Wheeler Road (Assessor’s Map 4, Parcel 9). 

   The proposed project is for a septic replacement and minor associated grading. Some of the work will take place within 100 feet of Bordering Vegetated Wetlands.

   Pursuant to the Massachusetts Wetlands Protection Act and the Townsend Wetlands Bylaw, the Townsend Conservation Commission will hold a work session on Wednesday, February 22, 2023 during their 7:00pm meeting. The session will be held virtually via Zoom meeting and in person at Town Hall, on a Request for Determination of Applicability filed with the Conservation Commission by Evgenia Makkas. The property is located at 100 Warren Road (Assessor’s Map 32, Parcel 38, Lot 4). 

   The application filed is for a second driveway installation within 100 feet of a bordering vegetated wetland and within the Riverfront Area. This second driveway has been installed to address safety concerns.

    Pursuant to the Massachusetts Wetlands Protection Act and the Townsend Wetlands Bylaw, the Townsend Conservation Commission will hold a work session on Wednesday, February 22nd, 2023 during their 7:00 pm meeting. The project will take place on Town Land located west of Mason Road and Horseshoe Drive (Assessor’s Map 11, Parcel 35). 

   The proposed project is for the removal of invasive Japanese Knotweed along the Bank of the Squannacook River. This work will take place within a Riverfront Area.

   Pursuant to the Massachusetts Wetlands Protection Act and the Townsend Wetlands Bylaw, the Townsend Conservation Commission will hold a public hearing on Wednesday, February 22nd, 2023 at 7:15 pm. The hearing will be held virtually via Zoom meeting and in person at Town Hall, on a Notice of Intent (NOI) filed with the Conservation Commission by Krishna Gopal. The project will take place at 549 Main Street (Assessor’s Map 3, Parcel 9). 

   The proposed project is for a septic replacement including the installation of a 2,500-gallon septic tank, 1,000-gallon pump chamber, leaching facility, and associated grading. This work will take place within a Riverfront Area.
